For Tenants

Our tips for preventing damp and mould:

  • Make sure vents remain uncovered and extractors fans are working.
  • Keep windows open when you can to allow good ventilation.
  • Put lids on pans to stop steam escaping.
  • Do not leave your kettle boiling continuously.
  • Dry clothes outside when possible.
  • Keep the household heating on a low level for longer periods.
  • Wipe windows and windowsills with a dry cloth to remove sitting moisture. 
  • Leave internal doors open so air can circulate the property.
     

Who should fix it?

In general, tenants are expected to look after the property as if it were their own, so there are some things you are expected to be able to look after around your home. However, we are always here to help you out if you get stuck. 

Below we have listed the tenant's responsibilities with regards to small fixtures:

  • Light bulbs - if a light bulb goes during tenancy, it is your responsibility to replace it.  
  • Smoke alarm batteries - it is your responsibility to replace batteries, although the landlord is responsible for any alarm faults.
  • Bleeding radiators - this is when you release the air from the radiator that has become trapped inside. 
  • Gardens - It is your responsibility to keep the garden in a good state.
  • Post - It is your responsibility to forward any post that is addressed to your landlord. 
  • Condensation, mould and mildew - please see the above tips on how to avoid mould and condensation. 
  • Topping up your boiler or re-igniting your pilot light 
  • Programming your heating 

 

What is emergency repair?

  • Flooding.
  • Water leakage which cannot be stopped by valve.
  • Fire.
  • Gas leak. 
  • Major damage. 
  • Problem accessing or securing your property.
